The one acre site at Hawkes Farm sees its redevelopment from a dilapidated state into ten newly designed homes, just outside Leamington Spa. This involves extensively renovating and extending the original farmhouse and further creating a range of nine new exemplar homes in a cul-de-sac arrangement. Keeping the principle farmhouse not only safeguards the last remnants of the original agricultural heritage of the region, but it also acts as a design touchstone for this small development.

The new side extension to the farmhouse is accessed via a single storey glazed link, which is set down approximately 1.0m and to create a unique split-level property, and to ensure that it is subservient in its stature to the main house and setting.

This reinvented farmhouse sets the tone for the development, with the new houses taking reference as a contemporary set of outbuildings that would have once been associated with the workings of the farm.

The farmhouse is reclad in a hand laid Cotswold Stone and includes new traditional sash style windows to its elevations. Brick is the principle material used across the whole site to allow for a variety of tones and finishes, as well as being a robust material that stands the test of time, with a light buff finish that compliments the farmhouse.

Like many traditional farmsteads, roof tiles vary between buildings, and to play on this, the finishes to the new houses vary between a grey and red clay tile. To tie the development together and further add to it’s rural and crafted feel, a dark timber effect cladding is used as a secondary material to compliment the brickwork.
